This tenant improvement project transforms a 43,000 SF, two-story building in Rancho Santa Margarita, California, into a facility tailored to support both clean manufacturing and modern office operations. The project includes 31,300 SF of clean manufacturing space designed for precision and efficiency, complemented by 8,500 SF of first-floor office space and a 1,500 SF lunchroom that serves employee interaction and comfort. An additional 8,500 SF of office space on the second floor supports administrative functions, fostering a clear separation between production and management areas. Architecturally, the building underwent a significant transformation with a full exterior façade renovation, replacing brick veneer with a contemporary combination of stone tile and stucco. A new 1,000 SF lobby addition serves as a bold entry element, enhancing both the functionality and visual prominence of the building, and reinforcing a strong, corporate presence.
